Need Help!!!

I have been a loyal and very reliable easy going tenant in Windgate since I moved in Jan. 2017. I purchased the same home the beginning of 2022. At that time I was advised to write a list of things that I needed taken care of (enclosed the list and email) I submitted this list immediately after to the manager Nicole Washington and "Helene" or Ann, the problem was that I had to call and remind them who I was and what still needed to be done almost everyday. I was told several times I would have to wait bc they were short staffed and they would get to me when they had staff the only person they had was Angel the maintenance manager. Finally they started fixing and replacing items after several calls and constantly having to remind them in which I was patient. They finally took care of almost half of the list, but not all. I finally sat down with Nicole again in the middle of 2022. She advised me that she would have my glass door ordered and replaced. The water and the floor were getting ruined bc of the door not closing she advised me that she would have my whole door and glass door replaced. Another issue has been my air conditioner she was supposed to have that taken care of as well. In January 2022 before I purchased the home when I was renting there was a terrible stench a cat passed away and there were several maintenance people that went under my house to find out what it was during this time they cut and pulled out all of my installation on the front of my home. They did there job, but ended up not putting my installation in or sealing anything back up. I trusted them to do everything and never went under my house until both of my son's rooms were on fire bc it was summer the ac was running, but it was still hot I didn't know why until my brother went under my house (which was ice cold) and found that all of my installation and the bottom of my house was completely open smh meaning they never closed or fixed anything under my house. I called the office and spoke with Helene that she would let Nicole know, but advised me that there was nothing they could do bc they were short staffed right now. Finally Angel came to change out my ceiling fan and went under my house in his hazmat suit came out said this is to big of a job and it's raining, but he would be back the next day. I called them again and was told that Angel never told them that he would be back and they would look into it for me they never did. I called all year long to get everything fixed and was patient even though my electric has been sky high through all of the seasons of last year and now this year smh. There was an HVAC female maintenance person Torie that was supposed to come and examine and make sure it was serviced that never happened. Nicole told me that I could trust her word that everything will be fixed and replaced as promised. This never happened fast forward now April is the manager I went to her a few months ago and advised her of everything that has happened she stated that she will get with Angel and Nicole about everything that she would get back with me. She called me back and advised that she spoke to Nicole they put an order in for my front door and glass door to be replaced and installed. She then told me that she will have an HVAC person come and put everything back up and check my air conditioner to make sure it is working properly. She asked me to give her till the end of the month. I was almost 8 months pregnant with my son and put all of this in there hands so I didn't call and check to see what's going on I had my son via C-section on 9/7/2023. I called April today 10/23/23 only to find out that she said that I'm not getting anything done bc everything has been done. Nothing has been done she refused to give me any proof that everything was completed and told me to call the corporate number is this how your company treats there long term tenants I am here for at least 13 years until I can afford to pay for this place and move. I am livid with all of this I don't deserve to be treated like this at all! I have been patient and understanding with this office and now there telling me that everything left on my list has been done that is a lie. April there's nothing she can do said that I needed to contact your company I tried and left a message. I am beyond upset this is not something that is going to go away! This is not the way a business should treat a person that pays there lot rent on time and causes no problems. Never returned my security deposit

Was a great tenant leased for one year Autumn Forest. I Paid rent on time for 12 months never late. Returned their unit to them in a better condition it was rented to me and they have not returned my security. Had the housing advocate call them. Property manager informed he would expedite payment 41 days later still no check. Filing on small claims court.

All over the Internet and on Yes Comm website it gives a customer relations dept number and email address but number goes straight to voicemail and they never reply to emails asking for someone in corporate to call the resident back Monroe and Ms Irma are awesome when you ask for a call back and deserve a 10 star rating but yes Communities Corporate office doesn't care about the resident at all They need to put ALL notices in the resident portal to allow the residents to see it when they log in.. As of right now the resident portal is to benefit the higher up in the corporate office like Yes Communities Stockbridge holders and is of NO benefit to the residents.

FINALLY RECEIVED EMAIL FROM CORP ASKING ME 2 REPLY WITH MY REASON FOR CONTACTING THEM AND I DID NOW WAITING FOR A REPLY BACK. BUT DID NOT RECEIVE CALLBACK AS I REQUESTED IN MY EMAIL.

Our OM, NICOLE, is a nut job! She is LAZY & will only take time out of her oh so busy schedule if you are part of her little trailer park cliche!!! She didn't do a single gold key at my residence for over 8 months!!! I had my first one after all that time when the park brought in a new maintenance person, Rob or Rod or something along those lines. He is the only thing that this place has gotten right! The Office Manager can't take her face out of her phone when I come in the office with a concern, she is rude and dismissive, and she will sit on a PERSONAL phone call talking to whomever about her wild and out of control teenager. I have never experienced such a level of unprofessionalism in my life. Do better people!!! There are animals in the park that have attacked children and nothing has been done about it. My poor neighbor has had *** the size of a crater in her roof for god only knows how long. We are starting to have issues with rats and cockroaches because of the mismanagement and unkempt conditions of the homes around us! I work hard everyday, I keep to myself, I pay my bills and my rent on time every month, I don't break the law, I'm a good person! So why is it so hard to be treated like a human being by these people?!?! I am a widow with 3 young children and I don't have the ability to just pick up and move to a different place. It's a disheartening situation.

New Management

I grew up in this mobile home park where, when I was a child, it was managed by an amazing husband and wife, and we NEVER had issues. Yes Communities now owns our mobile home park and no one is happy here anymore. Don't get me wrong, the community (neighbors, wildlife, and town) are fantastic, but trying to live and thrive in a place that governs your every move can be and is depressing - especially when the managers don't show a single sign of remorse. In the 5ish years since Yes has taken over, they have nearly doubled our lot rent (even though they've only brought in more houses), and they are working on removing everyone's fencing even though we're all protesting. We live in the mountains which means that we have deer, raccoons, elk, bears, and mountain lions that frequently wander our neighborhood. Now that we don't have fencing, in the summer the bears come nearly every night to feast on our trash cans and I have had multiple run-ins with them. The park isn't taking safety into concern, they just want to place to look nice and inviting; but with that being said, they also do not manage the upkeep of the property (we no longer have working fire hydrants or a working snow plow truck). A few years ago, we got about 2 feet of snow overnight and the people in our community got together to pay for a plow to come out because management wouldn't do anything. On top of all that, management is just plain disrespectful. I luckily own my home, but I know people who were renting when they were given an ultimatum: Buy the house for an exorbitant price, or leave within 30 days. Where we live, most houses in town go for $500,000+ and management knows that they have us locked in, and they take advantage of that.

User's recommendation: Mobile home parks are truly a great place to live if you've got freedom. Yes Communities does not give it's residents any freedom or choice when it comes to their home. Avoid moving in a park run by Yes if you want to be able to make a home.

They treat the Spanish community like trash, knowing that they don’t speak English very well force them to comply with things they are just not fair.

Very disrespectful and treat others with no respect, faults, water, meter reading, and they raise a lot rent for less fortunate people every Year Poor Maintenance, service, and more majority of these people or minority who lives in this community who really doesnt have the best credit or the best situation of living, and they take advantage of them with letters, not answering the phones or responding to important situations

Yes Comunities contacted us by email asking us to call them "at our convenience" SADLY it ended up being an empty promise, because an automated answering system said, quote "WE CANNOT answer your call, leave a message and we will call you". Someone from Yes Comunities was taking pictures of our house.We contacted BBB but they kept endorsing Yes Comunities.

Yes Communities manager Adam Day (stole) withdrew $75.00 from our bank account without any warnings- notifications for us to repair what he later said it was wrong with our home. When we talked to him, he never explained himself. He said he would come to our house but he never did. Now he escalated his unreasonable demands threatening us with an Order to Evacuate the land. We are distressed to the point of insomnia. We must leave this place..it is poisonous.

Charged for force mow when it wasn't even mowed

I was charged for forced mow last month and the guy our community uses only took a picture of our lot but didnt even mowed. I was home watching as he just passed between my home and neighbor but never did he mowed. He continued his path but still sent a picture of our lot to what he supposedly mowed. Ive gone to office and spoke to assistant since manager is never there and she said manger was going to fix the issue but yet another month has approached and now we have to pay rent again without the credit as the assistant manager mention it would be on our next months statement which its basically these month of October. Im not giving my money away since we work hard for it and this times are pretty rough. Im looking to speak with someone who can help me with this issue. Thanks

Force mow the mower guy came with the riding mower one spin around and bam he’s gone. Now they forcing the senior citizen out if they are late 2 days. They take away homes do a cosmetic repair and rent a home for 2000.

We have been victims of Intentional Emotional Distress Inflicted. Manager gave us two previous warnings 1st for having foil paper on the windows of our home, to protect ourselves from the hot weather, and 2nd for using curtains on our windows. They demanded us to install blinds only to us . Other homes do not have blinds. On the 3rd incident there was no warning, they did withdraw $75.00 from our bank account, and told us because the skirting of our home was damaged. Now on the 4th incident they threatened us to re-inspect our house and give us a 60 day EVACUATION Order. We MUST Move our house out of this place due to their irrational demands.D

Lot rent

I broke my ankles in a freak accident due to hospital meds and I'm now in rehab learning to walk. My lot rent was sent back I need until 9/24 to pay it. Then go back to regular. I talk to office she said there's nothing she can do. I'm never late I think once in three years can u help me

My husband and I are longterm renters with excellent payment history and great credit. But, like most people under 50, we're saddled with student loan debt.

We figured Grand Blanc Crossing was a good value for the money, but ever since the park was sold in 2017 to various management companies and most recently Yes Communities, the rent and utilities have literally tripled. To add insult to injury, we were just told to expect a non-renewal notice as of October 1st. They also instituted mandatory inspections every 30-90 days calling it their "gold key" service and when they post the notice on residents' doors, it says "Tired of inspections? Call our office to buy!" So, it hardly even qualifies as a thinly veiled threat.

It's pretty blatant. We're sick of this b-s drama with renting and getting the ball rolling on home ownership.

New policies being implemented for all yes communities

As of effective October 1st all yes communities will no longer recognize any medical marijuana usage on any sites or properties or vaping or smoking of marijuana of any type which is totally legal in Michigan. even if you own your home they are taking away your right to medical marijuana my wife and I both have medical conditions and use medicinal marijuana, on a daily basis now they expect us to get in our vehicle and drive somewhere else and violate the law and using our medicine this is a crock of crap and I hope you lose lots of money because of it. People need to get with the program, like it or not marijuana is here to stay you can either resist and lose or become a part of it and Gain. Just another avenue for them to evict homeowners and steal their property for profit and Gain you're all nothing but a bunch of scammers just like our government.

Why would you rent mobile homes to families with kids. And take away all the fun things to do with your kids through the summer months? Don't make no sense. In Michigan summer activities such as roasting hotdogs and marshmellows. Splashing in a kiddie pool. Playing basketball with your friends. Is the highlight of the summer. Especially for young kids who can't swim. Or hangout at the playground or basketball courts by themselves. And then have your employees spying on everyone to see what they are doing. What is this Russia where they control your every move. Even in your own home. It is so inhumane.

Buyers and renters BEWARE

Looking into renting or buying at a YES Communities property? Check out how they treat tenants at Belle Villa Lake/Meadows in Belleville Michigan.

Do a little bit of research and you will see that YES! Communities is a slum lord. It took an order from 34th District Court to get repairs needed to keep our unit habitable. Its easy to file a lawsuit against them.

I'm being evicted from their property, where MY home sits. I've never missed a mortgage payment, never missed lot rent.

Have the documents to prove it. After six months of them trying to screw me over and threatening eviction, they deliver a termination of lease letter. *** thought they were only giving me 60 days. Which would be the December 3rd 2022.

They want me out on new years eve.... said I had too much stuff on my deck. Like my leather barber chair, my mini black beer fridge with the glass door and digital temp reading, like my white husky tool box with the wooden table top, my peg board with my most used tools... my deck is approximately 250 sqft, with the majority of it covered by a real roof with shingles.

Every notice they gave, we responded by doing exactly what they asked of us in that notice. We did so within the time frame given. And not for nothing, my yard and deck is nice. Our neighbors are over often.

We get compliments on our garden beds, or on the cool *** we have.

It's a community I've lived in since 2015. I need to sue for several different reasons
